HVAC MAINTENANCE:
• Clean Indoor and Outdoor coil with specialty cleaner • Test Refrigerant Levels, Capacitors, Starting
Capabilities, Defrost Cycle, Safeties, and Backup
Electrical Heat
• Install Drain Tablet to Reduce Algae Buildup • Flush Drain Lines

ELECTRICAL MAINTENANCE:
• Test ground fault receptacles for sensitivity.
• Test the smoke detectors to ensure proper operation.
• Test the smoke detectors circuitry for interconnection. • Replace the batteries in the smoke detector as needed. • Check and tighten the house grounding system.
• Check main service cable termination.
• Check all wiring in the main panel for proper sizing.
• Check the main panel for ARC fault protection.
• Tighten all electrical connections in the main panel.
• Oxidation inspection for all aluminum panel wires.
• Check attic fan for proper operation.
PLUMBING MAINTENANCE:
• 50 Point Whole Home Inspection: Inspection and testing of every room with plumbing present, attic, crawl space and outdoor fixture for leaks, corrosion, and proper installation.
- Kitchen: faucets, sink, drainage & appliance hookups - Bathrooms: faucets, vanities, tubs, showers & toilets - Laundry Room: washer valves, hoses, sinks & vents - Main Shut Off Valve: Type, size, and location
- Well Pump: condition, piping, expansion tank, gauges & valves
- Outdoor Spigots or Showers
- Crawl Space and Attic: water pipe, drain pipe, gas
pipe, piping material & condition, annotation of any
issues not related to plumbing.
• Check for correct drain installation to ensure clogs and smells are best minimized.
• Tankless Water Heater: descaling, cleaning flame rods, filters and any debris or dust inside unit.
• Tank Water Heaters: flushing the unit, checking gas valve for assembly and proper function, cleaning any debris, dust, and the screen if present.
